BEFORE YOU MOVE IN:

Holding Deposit: Equal to one weeks rent.
Once the fee is paid, the property will be held for a maximum of 14 days whilst we process your application. This fee is refunded should you sign your contracts within the 14 day period. This fee is not refunded should you have make a false application, withdraw your application or fail to provide the necessary documents within the 14 days.

Security Deposit: Equal to five weeks rent
Your security deposit will be secured with the Landlord's own government approved scheme or will be registered by Jones Estate Agents in an approved Government Scheme.

Security Deposit Replacement Scheme:
A deposit replacement scheme may be available on certain properties. Should you choose this scheme as an alternative to a security deposit, our office will arrange this on your behalf. Set up fee (tenant's share): £0 (inc VAT) for one tenant.
Referencing for one tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenant Fee: £0 (inc VAT) per tenant
Processing the application, associated paperwork and referencing.

Guarantor Fee: £0 (inc VAT) per guarantor (if required) Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Permitted Occupier Fee: £0 (inc VAT) per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Accompanied Check in Fee: £0 (inc VAT)
Preparing an lnventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services.

Pet Deposit Returnable additional Security Deposit of £0 per pet. To cover the added risk of property damage. Although a pet deposit is not taken, an increase in rent of £20 per pet will be added to the normal monthly rental payment.

DURING YOUR TENANCY:

Amendment Fee: £50 (inc VAT)
Contract negotiation. amending terms and updating your tenancy agreement during your tenancy

Renewal Fee: (tenant's share) £0 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ENDING YOUR TENANCY:

Check out Fee: (tenant's share) £0 (inc VAT)
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.

Future Landlord Reference Fee: £25 (inc VAT) per reference request. Collating information and preparing a reference for a future landlord or letting agent. This will be charged to the future landlord or letting agent making the request for information. You may need to arrange payment to your future landlord for this reference.

OTHER FEES AND CHARGES:

Lost Security Items - £10 to £50 (inc VAT) to cover item cost Obtaining necessary permissions, sourcing providers and travel costs. The cost will be dependant on the cost of the item. A key is typically £10, and a remote key fob is £50.

Out of Hours Services
No out of hours services are provided by Jones Estate Agents.

Unpaid Rent
Where a payment of rent has been outstanding for more than 14 days (in accordance with the date set out in the tenancy agreement), interest can be charged at no more than an annual percentage rate of 3% above the Bank of England's base rate for each day that the payment is outstanding.
